SMS Terms.
Effective date: June 1, 2025
1. Program Description
UMBI Concierge operates an SMS program to send reservation confirmations, booking updates, service-related notifications, and direct replies to inquiries from clients and prospective clients who have opted in.
2. How to Opt In
You opt in by:
- Checking the SMS consent checkbox on the Contact page at umbiconcierge.com/contact and submitting the inquiry form with your mobile phone number. The checkbox is unchecked by default and consent is voluntary. A copy of the exact consent text appears next to the checkbox.
- Replying START or SUBSCRIBE to any SMS message from UMBI Concierge after a previous opt-out.
Consent to receive SMS is not a condition of any other service or purchase.
3. Types of Messages You’ll Receive
- Reservation confirmations— we’ll text you when a reservation is confirmed, typically 24 hours in advance and again on the day of.
- Booking updates— changes to time, party size, or venue; any action the restaurant needs from you.
- Service-related replies— replies to questions or inquiries you’ve sent to UMBI Concierge.
All messages begin with “UMBI Concierge:” so you always know who’s texting.
4. Message Frequency
Up to 10 messages per month, depending on the cadence of your engagement.
5. Rates
Message and data rates may apply. UMBI Concierge does not charge you to receive text messages, but your mobile carrier may. Check your carrier’s rate plan for details.
6. Opt-Out (STOP)
Reply STOP, CANCEL, END, QUIT, UNSUBSCRIBE, or REVOKE to any UMBI Concierge message and you will be unsubscribed immediately. You will receive one final confirmation message that your opt-out has been processed. You can opt back in at any time by replying START or SUBSCRIBE, or by contacting hello@umbiconcierge.com.

Reply HELP or INFO to any UMBI Concierge message for help, or email hello@umbiconcierge.com.
8. Carrier Disclaimer
UMBI Concierge is not liable for delayed or undelivered messages. Participating carriers include all major U.S. carriers. Carriers are not liable for delayed or undelivered messages.
9. Privacy
SMS messaging is covered by our Privacy Policy. In particular: no mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All other categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
